The self-contained studio flat – which is the same size as two small parking spaces – is up for auction with a guide price of £30,000.
Auctioneers Hollis Morgan describe the tiny ‘lean to’ in the sought-after area of Hotwells, Bristol, as “well designed and smartly presented”.
It has a roof light but no windows – and packed inside is a compact kitchen, a modern bathroom with shower and living space with just enough room for a sofa bed.
There is even a stepladder which leads to a minuscule mezzanine – measuring eight foot two by four foot two – too small for a double bed.
The kitchen area features two tiny units with a chrome sink, two overhead cabinets and just enough surface space for a kettle and microwave – but no fridge or cooker.
And squeezed into the bathroom, which is decorated with modern white tiles, is a small shower, toilet and wash basin.
The property is attached to a grand building which houses a number of self-contained flats on the popular Hotwell Road.
It comes with no outdoor space but is near Bristol City Centre and is situated within walking distance of upmarket Clifton village and the famous SS Great Britain.
Potential buyers are invited to inspect the ‘apartment’ and can bid when it goes up for auction at 7pm on September 30.
The ‘flat’, which was previously available to rent for #395-a-month, does not yet have planning permission.
An advert on Rightmove which was uploaded on August 14 states: “Planning permission needs to be obtained for residential use. Buyers must make their own enquiries.”
So far, Bristol City Council has received no application for planning permission at the property.
Henry Pryor, a buying agent, said: “This looks like lazy auctioneering.
“If planning permission is possible then the vendor would be better off financially obtaining consent. Buyer beware.”
